Why is my epoxy garage floor peeling?

Have you recently painted your Seattle garage floor and now you find the garage paint peeling off your floor? There are few reasons why the epoxy on your garage floor is flaking or peeling off.

The most common reason why the epoxy floor coating doesn’t stay on your floor is insufficient floor prep. This happens usually with DIY epoxy jobs or when hiring an inexperienced floor installer.

When applying epoxy to the floor, you need a clean surface to which the epoxy can bond. If your concrete floor is not cleaned from all dirt, grime, oils, and stains and the concrete pores are not open enough for the epoxy to penetrate and bond, the result is a floor coating that just sits on top of the surface.

When the floor is acid etched like with many DIY projects and the acid is not removed properly, there is a thin layer of loose concrete dust that sits on top of the concrete slab. When the epoxy is applied, it bonds to the concrete dust than to the concrete slab, resulting in peeling off shortly after application.

Just like with painting doors or old furniture, you would want to first remove any traces of old wax or paint, before applying fresh coats of paint. The best way to do this is by sanding off anything that sits on top of the door and cleaning the residue dust.
